Loud work, quiet neighbors.
Quadrant Capital leased six floors in a fully occupied tower downtown. The building’s other tenants include a law firm and a hospital billing center, and the lease limits noisy work to evenings and weekends.
- 6floors in an occupied building
- 2 MWof redundant power for the trading floor
- 1shared freight elevator for all deliveries
The base building was designed for typical office loads. Quadrant’s trading floor needed twice the cooling, an N+1 UPS system and a raised floor — all installed above tenants who could not be disturbed during the working day.
Quadrant chose design-build so that one team owned the engineering, the landlord approvals and the out-of-hours schedule.
Day shift, night shift, one plan.
We split the work into quiet daytime tasks and noisy evening tasks, and booked the freight elevator minute by minute through the landlord’s system.
- 01
Scan before you drill
A laser scan of all six floors found 1,200 conflicts between existing ductwork and the new design before a single wall came down.
- 02
Prefabricate the MEP
Corridor racks of duct, pipe and conduit were assembled in our Denver shop and lifted in during weekend elevator windows.
- 03
Commission early
The UPS and cooling plant were load-banked floor by floor, so the trading floor is tested twice before the first trader logs in.
